SEEN across the nation as the country’s last wild frontier, Darwin can rightly claim to be a magical spot. But what makes it so special, so unique? Peter Kafkas has only spent 31 years in Darwin so he’s come up with some reasons he reckons every Darwinian should feel incredibly proud to call the city home and why you should be moving to Darwin.
Sunrise from SOHO 18th Floor Looking East 8th February 2011
Darwin and its suburbs spread in an approximately triangular shape, with the older south-western suburbs—and the city itself—forming one corner, the newer northern suburbs in another, and the eastern suburbs, progressing towards Palmerston, forming the third.
The older part of Darwin is separated from the newer northern suburbs by Darwin International Airport and Royal Australian Air Force Base. Palmerston is a satellite city 20 km (12 mi) south of Darwin that was established in the 1980s and is one of the fastest growing municipalities in Australia. The rural areas of Darwin including Howard Springs, Humpty Doo and Berry Springs are generally experiencing strong growth.
Mitchell Street in Darwin CBD
Darwin’s central business district is bounded by Daly Street in the north-west, McMinn Street in the north-east, Mitchell Street on the south-west and Bennett Street on the south-east. The CBD has been the focus of a number of major projects, including the billion dollar redevelopment of the Stokes Hill wharf waterfront area including a convention centre with seating for 1500 people and approximately 4,000 square metres (43,000 sq ft) of exhibition space. The development will also include hotels, residential apartments and public space. The city’s main industrial areas are along the Stuart Highway going towards Palmerston, centred on Winnellie. The largest shopping precinct in the area is Casuarina Square.
The most expensive residential areas stand along the coast in suburbs such as Larrakeyah and Brinkin, despite the slight risk these low-lying regions face during cyclones and higher tides. The inner northern suburbs of Millner and Coconut Grove and the eastern suburb of Karama are home to lower-income households, although low-income Territory Housing units are scattered throughout the metropolitan area. The suburb of Lyon was an addition to the Northern Suburbs. Development and constructor took place in 2009 and 2010 and became home for a number of affluent Darwin residents and local/recently posted military families above the rank of Sergeant or Flying Officer.
Still Not Sure About Moving?
The Northern Territory’s vibrant economic growth and a raft of multi-million and multi-billion dollar developments position the region as one of Australia’s fastest-growing, with a prosperous future. Thousands of jobs are expected to come on line for professionals and skilled tradespeople along with new opportunities for business entrepreneurs.

The next generation of agents “The Peter Kafkas Team” are seen as the upper echelon, real estate royalty, the young guns of NT real estate, the team that everyone is watching to see what their next move will be, the team that demands innovation and they enthusiastically deliver day in day out!
The Peter Kafkas Team stands to be one of the most successful real estate teams ever produced in the territory!
There was time when agents and offices who were selling real estate and operating exactly how they used to some 20-30 years ago who would still do well – Underquoting prices (to entice and trick buyers), appraising homes for more than the actual market value just to secure listings (to mislead and trick potential vendors). Fortunately the future is here.
The game has totally changed in Real Estate now and the bar has been raised considerably. If you are not prepared to go where the bar is, you will be chewed up in the market place; the new generation of agents who are coming to sell real estate and run offices are young, energetic, avid learners and professional like never seen in Real Estate before. Clients expect increasingly higher standards – standard where agents work their back to get the best result for them with honesty, transparency and integrity.
Before you hand over the key to the most expensive asset you own to somebody, I strongly suggest you interview at least 2 committed agents and the questions I would be asking them are as follows;
1: What’s your strategy in preparation, presentation and marketing of my property?
2: How are you going to market/expose my property differently to everyone else whilst showing value?
3: How are you going to manage my buyers who either call or visit my property? How are you going to run my open homes & private inspection and what are your systems and strategies that allow you to follow up with every single buyer and keep in touch with them until my property is SOLD?
4: Most importantly, demonstrate how you can negotiate efficiently on my behalf?
These questions become more relevant given the level of bearing a skilled negotiator has on your most valuable and emotionally attached asset. A skilled negotiator can save thousands and can avoid disappointments specially in a slightly tougher market like now where buyers don’t trip over each other anymore at the open homes and auctions to purchase properties.

If you want to profit from selling your Darwin home, you may need to hang onto it for longer than you think.
In the NT we say property prices tend to double every 7 – 10 years, is this true?…. Australian home owners who turn a profit from selling their home own it for an average of 9.9 years, according to a new report.
The latest Pain and Gain report, released yesterday by CoreLogic, also found that homes which sold for more than double their previous purchase price were owned for an average of 16.4 years.
The report compares the most recent sale price of homes to the previous sale price to determine if it sold for a profit or loss. So when will your Darwin home turn a profit?
Sydney, Melbourne best performers
It found that Sydney was the best performing capital city for resales, with only 2% of its property resales being loss-making. Melbourne was the next best performer, followed by the ACT, Brisbane and Hobart.
The hardest hit areas were housing markets linked to the resources sector, such as mining heartlands in outback Qld and WA.
Darwin real estate agent Peter Kafkas says “It really does come down to timing when you’re buying and selling.”
CoreLogic Research Director Tim Lawless says the message for home owners is that property does tend to be a better long-term investment proposition, but it depends greatly on the property growth cycle.
“It really does come down to timing when you’re buying and selling.”
“If you owned your own home in Sydney for the past five years, you would have made a decent capital gain because the market was so strong.”
The other big winners from the report were coastal lifestyle areas, which have seen a significant turn-around.
When is the best time to sell your Darwin home?
Darwin, Illawarra, Newcastle, Geelong, Richmond-Tweed and Cairns were all big improvers, with stronger tourism and more lifestyle buyers re-entering the market.
“A few years ago, Cairns was showing nearly 50% of its sales as loss-making – it’s now 25%,” Lawless says.
“In 2008 we saw people’s retirement savings halve in the space of a few months, but there’s been a real rebuild of wealth and we’re seeing a lot of those retirees now put their retirement plan into action and targeting those lifestyle markets.”
While housing investment has boomed in Australia in recent years, the data signals a warning for investors, with owner-occupier housing stock more likely to turn a gross profit than investment stock.
Peter says investors are more willing to accept a loss than owner-occupiers.
“If they do make a loss they can write that loss off against future capital gains,” he says.
“If they see their prospects for capital gains are lessening, or they see the rental yield isn’t enough to pay down their interest payments, they will simply sell and accept the loss.
“For owner-occupiers, accepting a loss doesn’t have any tax implications that can be written off at a later stage.”
Conclusion:
When is the best time to sell your Darwin home? Of course everyone’s situation is different and depending where you are in life and whats happened but the general rule of thumb is “Never Sell”

Congratulations to Darwin elite agent Peter Kafkas from Call2View Real Estate Palmerston, who has won the realestate.com.au Agent Profile competition. Peter’s profile was judged to be the best Agent Profile from all of the entries we received from the NT, and has won a new engraved iPad Air. We thank everyone that entered the competition.
In a competitive industry like real estate where you can only make a first impression once, it pays to make it count.
Check out Peter’s winning profile. We think you’ll agree it contains all of the vital information important to Vendors when they are searching for an Agent to sell their home.
It’s easy to distinguish the good online profiles from the great. And Peter Kafkas’s looks far from slap-dash. On his profile page, a one-of-a-kind background photo prominently features his unique ability to video market a home. And the video – One his many themed highly viewed videos that represent his marketing abilities. ‘The profile is an opportunity to present my unique marketing skills,’ Kafkas says, ‘Like a preliminary interview.’
‘Clients need to be able to get a feel about who someone is, and make their own judgements,’ Kafkas asserts, in that way likening the profile-viewing process to a listing presentation. ‘In a listing presentation, you want to be perceived as who you are,’ Kafkas says. ‘As a good bloke, as someone who works hard, who is available to get up early or answer the phone late at night.’ For Kafkas, a complete profile should leave no guesswork as to who the agent or agency is. ‘The more information you can give to the consumer, the easier it is for them.’
‘People buy from who they like,’ he says, arguing the real benefit of the Agent Profile is its ability to present a full picture of an agent. ‘It allows people to use their intuition to get a good feel for who you are as a person. It’s real. It’s not simply words on paper that can be interpreted different ways. It doesn’t leave much room for being misunderstood.’ And for most agents, that’s a major plus, when the task of standing out is tougher than ever.
In Darwin and Palmerston, real estate is an extremely competitive game. ‘There are a lot of agencies with even more agents and we all work similar areas,’ Kafkas says. ‘Because it’s so competitive, when you get an opportunity, you need to make the most of it.’ He argues that’s why it pays to complete the Agent Profile to the full extent, including investing time in a video personalised for your realestate.com.au Agent Profile ‘I have 28 videos to pick from. At the end of the day, you can only sell a first impression once,’ Kafkas says. ‘And if you don’t do it well the first time, you’ve blown your opportunity.’
Some research conducted by realestate.com.au in 2013 found that 67% of people selling their property said choosing an agent was the most stressful step in the selling process. Kafkas argues that completed Agent Profiles could make the process much simpler. He maintains that when presented with a choice between the agent who displays a wealth of information versus the agent who doesn’t, ‘naturally the buyer will gravitate towards the agent who has their information in order and on display. Especially Gen Y, who like everything yesterday,’ he laughs.
The Australian winners, best profiles by states! We thank everyone that entered the competition.
According to Kafkas, the real estate landscape is changing, increasing the need for agents to have a vibrant online presence. He asserts that for himself and his team of ‘Gen Y’ agents, taking advantage of new technologies is not an option, it’s mandatory. ‘The dynamics of real estate are changing all the time,’ he says. ‘You need to adapt and you need to take advantage of new opportunities. Because if you’re not a 24/7 agent, people will just find someone else.’
